The advent of Artificial Intelligence (AI) technology and big data analytics is starting to shift these conventional methods toward a more measurable decision-making system based on objective data.

In a seminar on AI implementation in smart city concepts, Associate Professor Thoai Nam from Ho Chi Minh City University of Technology explained that AI has become a new foundation in urban management and the property market. This technology plays a crucial role in processing large-scale data, mitigating investment risks, and personalizing services to form an integrated digital architecture from planning to operational stages.

This transformation also has a major impact on the marketing and sales sectors. Founder of Orion Media, Tran Chi Hieu, revealed that AI enables businesses to analyze price dynamics, locations, and consumer preferences in real time. This automation process now encompasses customer acquisition, legal document verification, and asset valuation, significantly cutting transaction times and minimizing human error.

In the commercial property sector, a report from Cushman & Wakefield projects that AI will boost demand for the logistics, industrial property, and data center segments in the Asia-Pacific region. Developing countries such as Vietnam are considered to have great potential to capitalize on this momentum due to competitive construction costs and the rapid growth of the digital economy and cloud computing.

Despite offering high efficiency through smart building concepts and construction automation, AI adoption still faces major challenges. The digital capacity gap between companies, data infrastructure limitations, and a shortage of experts remain real obstacles. Furthermore, legal aspects concerning data protection and consumer privacy also require stricter regulation to prevent market price manipulation and the spread of misleading information.
